Don't get trapped by dry-season marketing. Use these 5 essential checks to inspect any property in Lagos and guarantee you are buying on solid, flood-free ground.

The easiest time to sell a problematic property in Lagos is between November and February. During the dry season, every road looks passable, every compound looks pristine, and low-lying marshlands masquerade as prime real estate. But come June and July, the truth is revealed.

If you are planning to invest in Lagos real estate this year, here are five non-negotiable checks you must make to avoid buying a flood trap.

1. Conduct a Rainy-Season Site Inspection

Never rely solely on architectural renderings or videos shot in January. If possible, visit the project site immediately after a heavy downpour. Are the access roads flooded? Is water pooling around the foundation slabs? At The Oasis Homes, we welcome clients to visit Glory City Phase 2 365 days a year—rain or shine—because our solid terrain speaks for itself.

2. Inspect the Foundation Elevation (DPC Height)

Look closely at the Damp-Proof Course (the foundation plinth level). A quality developer building for longevity will raise the ground floor significantly above the crown of the access road. If the house sits level with the street, any future road resurfacing or heavy runoff will direct water straight into your living room.

3. Trace the Neighborhood Drainage Outfall

Having a gutter in front of a house is useless if the gutter leads nowhere. Ask the developer: "Where does this drainage discharge?" If the primary neighborhood canal is blocked or non-existent, water will simply back up into the street.

4. Check the Title and Zoning (C of O)

Properties built illegally on natural drainage buffer zones or government wetlands are prone to severe flooding and government demolition. Ensure the property has a verifiable Certificate of Occupancy (C of O). A legitimate C of O confirms the government has surveyed, mapped, and approved the land for residential development.

5. Evaluate the Developer's Past Track Record

Go and look at the developer's completed projects during the rainy season. How are their older estates holding up? Our delivered projects, such as Glory City Phase 1 and Oasis Court 4, stand as permanent proof of our commitment to flood-free, high-quality construction.
